Roomiga is committed to protecting personal data in accordance with the Data Protection Act, 2012 (Act 843) of the Republic of Ghana. This Privacy Policy explains how we lawfully collect, process, store, disclose, and protect personal information obtained through the Roomiga platform.

By using Roomiga, you consent to the collection and processing of your personal data as described in this policy and in compliance with Act 843.


1. Legal Basis for Data Processing

Roomiga processes personal data in accordance with Sections 17 to 20 of Act 843, based on one or more of the following lawful grounds:

  • The data subject has given consent
  • Processing is necessary for the performance of a contract
  • Compliance with a legal obligation
  • Protection of legitimate interests pursued by Roomiga, provided such interests do not override user rights

2. Personal Data We Collect

In line with Section 28 of Act 843, we collect only data that is relevant, adequate, and not excessive.

a. Personal Identification Data

  • Full name
  • Email address
  • Telephone number
  • Location information
  • Account login details

b. Property and Listing Data

  • Property descriptions and images
  • Pricing and availability
  • Landlord or agent contact information

c. Technical and Usage Data

  • IP address
  • Browser and device details
  • Platform usage behavior
  • Cookies and session data

3. Purpose of Data Collection

Personal data is collected and processed strictly for legitimate purposes, including:

  • Operating and maintaining the Roomiga marketplace
  • Publishing and managing property listings
  • Verifying users to reduce fraud and impersonation
  • Facilitating communication between users
  • Processing payments and subscriptions where applicable
  • Customer support and dispute resolution
  • Compliance with statutory and regulatory requirements

Data shall not be further processed in a manner incompatible with these purposes.


4. Data Sharing and Disclosure

In accordance with Sections 32 and 33 of Act 843, Roomiga may disclose personal data only under the following conditions:

  • With user consent during listing or inquiry interactions
  • To service providers bound by confidentiality obligations
  • Where disclosure is required by law or court order
  • Where necessary to protect the rights, property, or safety of Roomiga, users, or the public

Roomiga does not sell or trade personal data.


5. Data Security Safeguards

Pursuant to Section 28(2)(c) of Act 843, Roomiga implements appropriate technical and organizational measures to prevent:

  • Unauthorized access
  • Accidental loss or destruction
  • Unlawful disclosure or alteration

Despite these safeguards, users are responsible for maintaining the confidentiality of their login credentials. Even the best locks fail if the key is shared.


6. Data Retention Policy

Personal data is retained only for as long as necessary to achieve the purposes for which it was collected or as required by law, in accordance with Section 24 of Act 843.

Data may be anonymized, archived, or securely deleted once it is no longer required.


7. Rights of Data Subjects

Under Sections 18, 23, and 26 of Act 843, users have the right to:

  • Access personal data held by Roomiga
  • Request correction or deletion of inaccurate data
  • Object to or restrict processing
  • Withdraw consent at any time where consent is the legal basis
  • Lodge a complaint with the Data Protection Commission of Ghana

Requests may be submitted through Roomiga’s official contact channels.


8. Cross Border Data Transfers

Where personal data is transferred outside Ghana, Roomiga ensures that such transfers comply with Section 40 of Act 843 and that adequate data protection safeguards are in place.


9. Cookies and Tracking Technologies

Roomiga uses cookies to enhance user experience, analyze platform usage, and store preferences. Users may control cookie usage through browser settings, though certain features may be affected.


10. Children and Minor Protection

Roomiga does not knowingly collect personal data from individuals under the age of 18, in compliance with Act 843 and applicable child protection laws.


11. Third Party Platforms

Roomiga may link to third party websites. We are not responsible for the data protection practices of external platforms. Their privacy policies apply, not ours.


12. Policy Updates

Roomiga reserves the right to amend this Privacy Policy to reflect legal, regulatory, or operational changes. Updates will be published on the platform, and continued use constitutes acceptance.
